Residential developer, cabinetmaker plan projects

A residential development called The Overlook and a rezoning proposal to allow for future expansion of Dutch Made Custom Cabinetry in Grabill will form part of the July 11 agenda for the Allen County Plan Commission.

If approved, The Overlook, proposed by Reincke-Norris LLC of Fort Wayne, will bring 42 housing units to 7.6 acres in the 13800 block of Illinois Road in Aboite Township. The site is east of the intersection with Noyer Road.

Reincke and Norris are principals in Granite Ridge Builders of Fort Wayne.

The housing comes in eight buildings with attached one-story units. Two of the buildings have eight units, five have four, and one has six.

The development is designed with a large pond, and the land is zoned limited commercial, which allows multifamily housing. Sought is approval of a primary development plan.

No information is provided in the company's application about whether the units would be purchased or rented or oriented to seniors. Granite Ridge was involved in Overlook Villas, a similar project in Columbia City that provided housing for seniors.

Dutch-Made has requested a zoning change for part of the company's property at the northwest corner of Roth and Notestine roads in Cedar Creek Township from agricultural to limited industrial.

According to the application, the company has plans for a substantial expansion at the site in the next three to four years. The new facility would match or exceed the existing manufacturing facility at the site, the application states.

Although zoned agricultural, the site is not considered prime agricultural land, the application states. While the area has a mix of development types, “no other real estate is available in the surrounding area that is properly zoned to permit the... intended use,” the document states. No development plan is submitted with the application.

Both plans will be heard during a public hearing at 1 p.m. July 11 in Room 35 of Citizens Square.
